Project Foundation: Geospatial Intelligence That Eliminates Guesswork

Launch Every Project with Unshakable Confidence

The success of your development hinges on what you know before you dig. At Land Engineering, our Project Foundation services deliver the high-resolution geospatial intelligence that turns uncertainty into certainty—giving you the precise, actionable data needed to secure approvals, attract investors, and set the stage for flawless execution.

We combine cutting-edge drone technology, field-verified surveying, and rigorous standards compliance to map your site down to the centimeter. No assumptions. No blind spots. Just the rock-solid foundation that accelerates timelines and protects your investment from day one.

Your Benefits at a Glance:

-    Faster permitting with submission-ready deliverables.

-    Zero costly surprises from hidden utilities or boundary disputes.

-    A bulletproof design baseline that keeps engineers aligned and budgets intact.

Don’t leave your project’s success to chance. Start with the intelligence that wins bids and builds trust.

Services:

Boundary & Land Division

When determining Boundary lines we research the history of the property, compare existing records, and verify conditions in the field to determine where lines fall. For land divisions, we focus on creating parcels that make sense for access, future development, and long-term use while meeting local requirements. Clear documentation and consistency matter because these surveys often become the foundation for future decisions tied to the property.

Aerial Surveys (Photogrammetry & LiDAR)

Drone mapping allows large sites and changing project conditions to be documented efficiently and consistently. We use photogrammetry and LiDAR to capture accurate site data for mapping, analysis, and progress tracking, especially on projects where traditional field methods would take significantly longer. The technology is useful, but the real value comes from knowing when to use it, how to verify the data, and how to turn it into information the project team can actually use.

Topographic & Utilities

Good design work starts with a solid understanding of existing conditions. We collect elevation data, drainage features, pavement, structures, utilities, and other site elements so engineers, architects, and contractors have reliable information to work from. We pay attention to the details that are easy to miss in the field because small gaps in survey data can turn into bigger issues later during design or construction.

ALTA/NSPS Land Title Survey

ALTA/NSPS surveys require coordination between multiple parties, detailed standards, and accurate documentation. We work closely with title companies, attorneys, lenders, and property owners to make sure required items are addressed from the beginning instead of creating delays later in the process. These surveys are often tied to major transactions, so organization, communication, and attention to detail are just as important as the field work itself.
